Detroit Property Passport provides an administrative review of publicly available records, third-party records (including City of Detroit and Wayne County systems), and information you provide to us, related to a specific rental property. We organize and summarize what those records show. We do not independently verify every underlying record with the issuing government office, and we do not perform legal, tax, accounting, title, or property-management services as part of the standard Property Passport review.
Detroit Property Passport is an independently operated private service. We are not the City of Detroit, Wayne County, the State of Michigan, or any agency, department, or office of any of them, and no statement on this site should be read as an official position or determination of any government body.
We are not a law firm, certified public accounting firm, title company, or licensed property manager, and using Detroit Property Passport does not create an attorney-client, accountant-client, or other professional relationship. Nothing we provide is legal advice, tax advice, accounting advice, or title advice. For decisions that depend on your specific legal, tax, or financial circumstances, we recommend consulting a licensed attorney, accountant, or other qualified professional.
Our reviews rely on records maintained by government offices and third parties, as well as information you provide during intake. These records can be incomplete, delayed in updating, or contain errors that originated outside of our review. We report what the records show as of the date of your Property Passport; we cannot guarantee the underlying records themselves are accurate or current.
These statuses describe our assessment of the records we reviewed as of the date shown on your Property Passport. "Good" means the records we checked appeared correct and current at that time — it is not a legal certification of compliance, and it does not guarantee that a City, County, or State agency would reach the same conclusion, or that nothing has changed since. "Needs Verification" and "Action Required" reflect our assessment of what the records suggest, not a legal determination.
Where we identify a potential tax assessment or appeal opportunity, or help prepare documentation for a filing, we do not guarantee any tax savings, any particular appeal outcome, or that any government office will accept a given filing. Decisions on assessments, appeals, exemptions, and filings are made solely by the relevant government office.
You remain responsible for the accuracy of information you provide to us, for reviewing and signing any documents in your own name, for meeting your own legal and tax filing obligations, and for seeking independent professional advice where appropriate. Detroit Property Passport does not sign filings, appeals, or other documents on your behalf unless you have separately and specifically authorized us to do so in writing for that document.
If your Property Passport identifies something we may be able to help address, any add-on work is optional, and its scope and fee are disclosed to and agreed with you before that work begins. Add-on work remains administrative support and is subject to the same limitations described in this Disclaimer.
Detroit Property Passport is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, we disclaim all warranties, express or implied, regarding the completeness, accuracy, or fitness for a particular purpose of any review, report, or information we provide.
